Amazing full service mortgage lender! As a non profit committed to homeownership, their fees are low and service are high quality. A real pleasure to work with. Highly recommend.

While applying for a loft in Downtown Albuquerque, it turned out that I had to get a non-conventional loan because the condo community didn't have the right ratio of owner-occupied to renter condos. Otherwise, this is a great community.

The one lending bank that I know of locally that does these kinds of loans is Homewise.

I can't say enough good things about the people at Homewise, both at the Albuquerque office and at the Santa Fe office. At every step of the way, they were kind, efficient, and got things done without any errors.

It's been decades since I've purchased a new home and things are much different than they were back then. One of the requirements with Homewise is that you must take their home-buying process classes. Because of covid, they also have these online. I learned so much about the entire process, new rules and old ones I had forgotten.

I couldn't be more grateful to Homewise. They are awesome!

I have long been a fan of Homewise but as seller I have had a horrible experience of Homewise lender accepting a deeply inaccurate appraisal of my home. Their appraiser who has three disciplinary actions against him listed on the Regulation and Licensing page appraised a different property. The Appraisal does not describe the house for sale.
His Appraisal states the house utilizes propane. The heating and cooking gas for the house is natural gas
Account number 0366766050912519 3 Service address Old Velarde Road House Alcalde NM ( this is a very old address that NMGAS is challenged to update, this house has not had propane since the sixties and probably not before then.)

The Appraisal states the house has a well. The house has community water Alcalde Mutual Domestic Water Association address 6 CR 55 Alcalde. the local wells were capped when the house joined the AMDWA at least a decade ago. there is no well.
The Appraisal states the house square footage is 1291. The square footage of the house is approximately 1431.
The Appraisal states the neighborhood is Los Luceros. The house is situated in Alcalde.
The Appraisal states "I have performed prior services, as an appraiser regarding the property that is the subject of this report within the three year period immediately preceding acceptance of this agreement."
He could not have appraised it before . This configuration of property did not exist before
The appraisal states there is no previous record of the Subject property selling in the past 36 months. I bought two properties and joined them together.

Do not assume Homewise is ethical

This company provides necessary services, but if you can afford to go with professionals it might be worth doing so. Both myself and a close friend had very bad experiences in particular with closed sales in which Homewise agents were representing both parties, and a recent attempt to refinance with them has been a disorganized, badly communicated mess that took 2 to 3 times as long as necessary.

Homestart/Homewise is a wonderful program. I would recommend it to anyone looking to buy a new home especially a first time home buyer. The good thing about them is they are a non profit company and there employees are paid salary so you don't have to deal with high pressure sales reps. They also take the time to go over every step along the way as well as what is needed to get you where you need to be as far as your credit score goes. They also require a class which also goes over the whole home buying process.

Homeownership is something earlier generations took for granted. After the shock of the housing bubble, even people with good jobs and good credit are having trouble convincing banks to lend them, even on well-priced homes. Homewise exists to help those of us lower on the scale -- with moderate income, dings (or worse) on our credit. It's not magic -- you get a credit counselor, take classes on savings and financial literacy and repairing credit-- but Homewise gives you hope and really does help. And now they're even building homes that because they're built well and with green energy-saving features built in, offer low cost of ownership while you live in them, not just to get into them.

Love home wise .... My wife and I always dreamed of being home owners and that dream came true thanks to home wise taking step by step with us and following thru almost a year later and we are as happy as ever I highly recommend this program..
